Florida Hometown Heroes Program 2026: Up to $35,000 Toward Your Home

What is the Hometown Heroes program?

Hometown Heroes provides up to 5% of your first mortgage (minimum $10,000, maximum $35,000) as a 0%-interest deferred second mortgage with no monthly payment. You repay only when you sell, refinance, or pay off the loan. It is available to all full-time Florida workers — not just first responders — who meet income and credit requirements.

If you work in Florida and earn a steady paycheck, you may already qualify for one of the state's most powerful down payment programs. Hometown Heroes was created to keep working families in the communities they serve — and it puts real money toward your purchase.

How much can you actually get?

The assistance equals 5% of your first mortgage amount, subject to a $10,000 floor and $35,000 ceiling. Here is what that looks like on common Tampa Bay purchase prices:

  • $300,000 loan → $15,000 assistance
  • $350,000 loan → $17,500 assistance
  • $420,000 loan → $21,000 assistance
  • $500,000 loan → $25,000 assistance
  • $700,000 loan → $35,000 assistance (cap reached)

How repayment works

The assistance is structured as a deferred second mortgage at 0% interest. There is no monthly payment. The balance is due only when you:

  • Sell the property
  • Refinance the first mortgage
  • Pay off the first mortgage in full

If you live in the home and never refinance, you could hold the $0-payment second mortgage for decades.

Important: funding runs out

Unlike federal loan programs, Hometown Heroes operates on a first-come, first-servedfunding pool. When the state's annual allocation is reserved, the program closes until new money is appropriated. In 2024 and 2025, funding was exhausted within months of opening. Getting pre-approved early is the single biggest step you can take.

Veterans get extra flexibility

Active-duty military, veterans, and surviving spouses can use Hometown Heroes even if they currently own a home. They also skip the 8-hour education course when pairing with a VA first mortgage. This makes Hometown Heroes one of the easiest paths to homeownership for vets moving to Tampa Bay.

Can you combine Hometown Heroes with other programs?

Yes — and this is where working with a buyer's agent who knows the program stack pays off. You can layer County SHIP funds on top of Hometown Heroes, potentially exceeding $50,000 in combined assistance. Barrett Henry, REALTOR® coordinates with participating lenders to maximize your total benefit.
